James was born 21 July 1732 and educated at Edinburgh University, where he matriculated in the autumn of 1754. Brother to Robert Adam (architect) and son of William Adam and Mary Robertson, he joined his father's architectural office by 1754. James subsequently joined his brother in London in 1763, also working as an architect. He co-wrote The Works in Architecture of Robert and James Adam, published in sections between 1773 and 1778. James had little do with the London architectural practice in the 1780s, spending most of his time in the country.
